Citizens of most countries can freely buy property in Türkiye and hold full ownership (freehold) with the same strong property rights as Turkish citizens. Here is what international buyers need to know.
Who Can Buy?
Citizens of the vast majority of countries can buy property in Türkiye under reciprocity. There are a few nationality restrictions and some reasonable limits; we confirm these for your situation before starting the transaction.
Main Limits
- A foreign individual can acquire up to a total of 30 hectares of property.
- Foreign ownership cannot exceed 10% of a district's total area not exceed.
- Properties in designated military or security zones cannot be sold to foreigners. The clearance required for this is now automatic and fast.
How Does the Process Differ From Locals?
The process is essentially the same as for Turkish buyers, with two extra safeguards for foreigners: a mandatory official valuation report ve a Turkish tax number. If you are buying for citizenship, payment must be made through a bank with a foreign-currency purchase document (DAB).
Your Rights as an Owner
Foreign owners enjoy full ownership registered on the title deed, the right to sell, rent or pass it on by inheritance, and eligibility for a residence permit as a property owner.
Frequently Asked Questions
Do I need a residence permit to buy?
No. You can buy as a non-resident; owning property can in turn support your residence permit application.
Will the title deed really be in my name?
Yes — ownership is registered directly in your name with an official title deed at the Land Registry.
