The title deed (Tapu) is your official ownership document — legal proof of ownership issued by the Land Registry. Here is a clear, transparent breakdown of the fees involved; no hidden surprises.

Main Fee: Title Transfer Fee

The title transfer fee is 4% of the declared sale value. By law it is 2% buyer, 2% seller ; but in practice who pays how much is often a matter of negotiation — in many transactions the buyer pays more or all of it (4%).

Important: The declared value cannot be lower than the official valuation report. Declaring a lower value to reduce the fee is illegal and carries the risk of penalties — we always register the correct value to keep your title deed safe.

After You Own It

Once the title deed is in your name, the only regular cost is the annual property tax — 0.2% of the municipal tax value in metropolitan areas such as Antalya (including Alanya), and 0.1% elsewhere.
